  • WHAT IS A HOME INSPECTION?
    A general home inspection or GHI, is a VISUAL ONLY examination of the physical structure and systems of a home. After the inspection is completed, a digital report is provided letting the buyer know the condition of the home, detailing what areas may need further attention. Included in the report are the findings related to the: roofing surface, structure, attic insulation, walls and ceilings, windows and doors, basement/foundation, electrical, plumbing, HVAC systems, and the exterior.   • WHAT ARE THE MISCONCEPTIONS OF A HOME INSPECTION?
    A home inspection is not a “pass” or “fail” test. A home inspection, simply put, is the documentation of the condition of the home on the day that it is inspected. An inspection does NOT predict future failures of structures or components and should NOT in any way, be considered a warranty for the home. An inspection is basically a snapshot of the CURRENT state of the home and its components.
  • WHY DO I NEED A HOME INSPECTION?
    A home inspection protects the buyer from surprise issues by evaluating the homes condition prior to the purchase. Most real estate transactions are contingent on a home inspections findings. The valuable information in an inspection report allows for a fair negotiation of the purchase price of the home depending on what defects are found and their significance. In a similar way, a sellers inspection is a useful tool for a current homeowner who would like to know the condition of their own home prior to putting it on the market.
  • DO I HAVE TO BE PRESENT AT THE HOME INSPECTION?
    No, your presence is voluntary. However, it is highly recommended. Being present during the inspection allows you to witness first-hand what the inspector sees. It gives you the opportunity to ask questions directly and it will make your final report easier to understand due to your presence during the process.
  • WHAT KIND OF REPORT IS SUPPLIED?
    We use state of the art reporting software provided by Inspector Toolbelt, one of the leaders in the home inspection industry. Within 24 hours of your inspection, you will be emailed a complete report of the findings in a concise and easy to read format.   • HOW LONG DOES AN INSPECTION TAKE?
    The time varies based on the age, condition and the square footage of the home. In general, an inspection takes anywhere from 2 1/2 to 4 hours.
  • WHAT AREA OF OHIO DO YOU COVER?
    On The Mark Home Inspections covers all of Northeast Ohio. Our primary area is Lake, Geauga, Ashtabula and Cuyahoga counties. However, we will travel further as needed.

  • WHAT IS RADON AND DO I NEED A RADON TEST?
    Radon is an odorless and colorless gas that is produced by the breakdown of naturally occurring Uranium that is present in soil, rocks and water. Radon is the second leading cause of lung cancer behind smoking. Due to their nature as confined spaces, a basement or crawlspace is an ideal location for radon gas to accumulate should it be present in significant quantities in your area. It is highly recommended that EVERY home be tested for radon gas. If found in large enough concentrations, radon gas can and should be mitigated so that you and your family will be better protected.   • HOW MUCH DOES A HOME INSPECTION AND OTHER SERVICES COST?
    In general, a GHI starts at $375. This will vary depending on the age and the square footage of the home. Contact us for a more specific price. A stand alone radon test is $150. A radon test ADDED to a GHI is discounted to $125. A WDO inspection is $150 and is discounted to $100 when added to a GHI. Please refer to our SERVICES AND PRICING page for more details.
  • HOW AND WHEN DO I PAY FOR SERVICES?
    Payments prior to the inspection date are highly encouraged. However, payment is due no later than the day of the inspection once the inspection is completed. The official inspection report will not be emailed until the payment is received. Payments for stand alone Radon Tests or WDO inspections are due before testing begins. We gladly accept personal checks, cash and credit/debit cards. Card transactions are subject to a 2.5% processing fee.
